What You Should Know

Silverado on the Brazos is governed by a Declaration of Covenants, Restrictions and Easements recorded in Parker County (Document No. 00517127, filed May 2004). Below are the provisions most relevant to buyers. This is a plain-language summary — always review the full recorded document before purchase.

Lot Size & Use
  • Minimum tract size is 1.03 acres; no lot may be subdivided after conveyance
  • Residential and/or agricultural use only — no commercial, retail, or industrial activity
  • Home-based professional services (legal, accounting, etc.) are permitted if they don’t create the appearance of commercial use
  • Two tracts may be combined to build a single residence
Home Construction
  • Primary residence must be new construction — minimum 2,500 SF of living space (excluding porches & garage)
  • Exterior walls must be at least 85% glass and masonry
  • Roofs: 300 LB roofing, fireproof wood shingle, or approved materials with minimum 8×12 pitch
  • All plans must be approved by the Restrictions Review Committee (RRC) before construction begins; construction must complete within 365 days of start
  • Garages must hold 2–5 full-size vehicles; no garage door may face a common road
Outbuildings & Structures
  • One primary residence plus one additional guest/employee residence permitted per tract
  • Guest houses and boathouses acceptable; no duplexes
  • All outbuildings must use materials and design compatible with the main residence; no prefabricated or manufactured structures without RRC written consent
  • No temporary buildings, trailers, or mobile homes used as residences
  • Pools and hot tubs must be fenced per RRC approval; no above-ground pools
Animals & Livestock
  • One large animal per acre permitted (horses, cattle, etc.)
  • No swine, sheep, goats, or fowl as a general rule — reasonable amounts of sheep/goats permitted for FFA or similar youth activities
  • No commercial feedlots or kennels
  • All animals must be contained within appropriate fencing; dogs must be leashed off the owner’s tract
Vehicles & Equipment
  • RVs, boats, trailers, and large commercial vehicles must be stored behind the residence, in an enclosed structure, screened from view, or on an all-weather hard surface
  • No junk vehicles or vehicles in disrepair stored on any tract
  • Personal vehicles in good repair parked on an improved driveway are exempt from storage restrictions
  • No motorized vehicles on common property (other than common roads) without Board written consent
General Rules & HOA
  • Annual HOA assessment starts at $600/tract; may be increased up to 20% per year without member vote
  • Satellite dishes limited to 18″ diameter maximum
  • No hunting, discharge of firearms, or fireworks anywhere on the property
  • Outside construction/noisy work permitted only 7:00 AM – 9:00 PM
  • CC&Rs run with the land for 30 years from recording (2004), then auto-renew in 10-year periods unless terminated by 2/3 member vote
