What the CCRs mean
for your build
Santana Ridge Estates has deed restrictions that protect property values and maintain the community's rural-estate character. Here's what buyers need to know at a glance.
Masonry Construction
At least 85% of all exterior walls must be masonry — brick, stone, brick veneer, or stone veneer. All materials must be new construction and natural or ACC-approved natural-appearing.
Minimum 3,200 sq ft
Every residence must have at least 3,200 contiguous interior square feet of living area, exclusive of garages, porches, and patios — ensuring a true estate-scale home.
2-Car Garage Required
Each home needs a garage for at least two vehicles. Garages must match the home's style and materials — no stand-alone or mismatched structures.
Horses & Large Animals
One horse, cow, or other approved large animal per acre is allowed — but only if the property is properly fenced. Up to 10 hens (no roosters) are also permitted with ACC approval.
Landscaping Requirements
Front and side yards must be landscaped and sodded within 120 days of carpet installation. At least two 3-inch caliber oak trees are required in the front yard at completion.
ACC Approval Process
All construction, additions, and exterior changes require Architectural Control Committee sign-off before breaking ground. Plans must include specs and a plot plan showing location on the lot.
Solar Panels Allowed
Solar energy devices are permitted on the roof or in fenced yards — with ACC approval within 45 days of submission. Panels must conform to the roofline and use approved frame colors.
RVs, Boats & Trailers
RVs and boats can be stored on the lot but must be parked behind the residence, screened from neighbors' view. Permanent storage requires an ACC-approved structure or adequate screening plantings.
HOA Dues: $500/Year
Regular assessments start at $500/year per lot, due January 1. The HOA maintains common areas, ponds, entry lighting, gates, and landscaping throughout the subdivision.
