No Mobile or Prefab Homes
No prefabricated structures or mobile homes. Barns and workshops are allowed with 3-ft masonry skirt and must be behind the main home.
Temporary Living Rules
You may live in a travel trailer or RV during construction — limited to 12 consecutive months. Slab form boards must be installed within 30 days.
Roofing Standards
Slate, stone, concrete tile, clay tile, metal, or composition shingles with a 30-year+ warranty. No roll roofing.
Fencing & Walls
Masonry, wrought iron, wood, metal, or pipe. Wood fences must be low-profile open rail style. Max height 6 ft. No chain link unless used as a dog run hidden from road view.
No Subdividing
Tracts may not be subdivided. Adjacent lots can be consolidated with Parker County approval and a recorded re-plat.
Signs & Advertising
One for-sale sign allowed (up to 24"×36"). Political signs allowed until 11 days post-election. No sign may be nailed to a tree.
Earth Tone Colors
All exterior colors must be earth tones consistent with the typical palette of the Parker County area. No aluminum or vinyl siding.
RV & Trailer Storage
Boats, trailers, and RVs must be stored behind the rear building line on an improved pad surface. Must be current on registration.
Firearms Discharge
Discharging firearms in the subdivision is prohibited except for protection of person or property. No hunting allowed.
Driveway Requirements
First 20 linear feet from the road must be concrete. Remainder may be concrete, asphalt, chip seal, or decomposed granite.
Home-Based Business
Allowed if: no exterior signage, no additional traffic, and no toxic substances on the tract. B&Bs and similar commercial operations are prohibited.
